Open any portal and Venice looks like one market with one price. Redfin puts the three-month median at $417,000 through May 2026. Movoto lists $447,999 for the same window. Houzeo shows $399,000. Pick your source, pick your number, write your offer.
That is the trap. Venice in 2026 is running as two separate markets under one ZIP-code umbrella, with opposite leverage on either side. A buyer working from a citywide median is pricing an offer for a market that does not exist on the property they are actually looking at.
The clock most buyers do not know is running
Since July 1, 2025, every Venice condo contract written on the Florida Realtors/Florida Bar form includes the CR-7 Condominium Rider. It requires the seller to disclose the milestone inspection report, any turnover inspection, and the Structural Integrity Reserve Study if one exists. The buyer then has seven business days to review those documents and cancel without penalty.
That seven-day window is the single most consequential piece of Venice condo transaction friction in 2026, and it is invisible on the listing page. If the documents are missing, incomplete, or reveal a pending assessment, the buyer's leverage is not "I might walk." The buyer already has a signed exit ramp.
Two markets, one median
Here is the split as it read heading into the second half of 2026, drawn from Venice single-family and condo activity reported by local MLS aggregators and the June 2026 Venice market update from Brad Tritschler at Native Florida Real Estate.

The county condo segment posted a 35.9% year-over-year jump in closed transactions in February 2026, the largest since the pandemic correction, but the median sale price fell 3.5% and buyers closed at 92.1% of original list. That is what a working buyer's market looks like: volume returning, but on the buyer's terms.
Single-family Venice is doing the opposite. Only 2.5 months of inventory, luxury homes moving in 23 days, 108 sub-$500,000 homes sold in the trailing 30 days as of mid-June 2026. Same city, same weather, same insurance environment, opposite market.
The mechanism sitting under the split
The condo softness is not a lifestyle referendum. It is legislative. Florida Statute 553.899, as refined through SB 4-D, SB 154, and HB 913, requires milestone structural inspections and Structural Integrity Reserve Studies for every condo or cooperative building three or more habitable stories tall. Coastal buildings within three miles of the coastline hit their first milestone inspection at 25 years, not 30. Sarasota County adopted its implementing ordinance in August 2025 and required associations to file inspection status by December 31, 2025.
Roughly 71% of Venice's condo inventory sits inside that three-mile coastal band. The 25-year trigger applies to the majority of the market, not a fringe of it.
The financial consequences are already visible in the numbers. Median annual condo fees in Venice rose about 19% year over year to roughly $7,380 per unit as of August 2025, per Local Life Homes' analysis. Buildings that completed SIRS early saw average dues increases near 27%. Non-compliant buildings are looking at projected one-time assessments averaging around $9,200 per unit, with the broader Florida wave producing individual assessments anywhere from $10,000 to over $100,000. One Venice buyer, per broker Michael Renick, faced a $12,000 special assessment days before closing because the association missed the SIRS deadline and the lender refused to fund.
Reserves are no longer optional. For budgets adopted on or after January 1, 2025, associations cannot waive or reduce funding for SIRS-covered structural components. The old lever that kept condo dues artificially low is gone.
Before writing an offer on any Venice condo three stories or taller, ask the listing side for:
- The most recent milestone inspection report, Phase 1 and Phase 2 if applicable
- The Structural Integrity Reserve Study
- The current reserve study and reserve balance
- Meeting minutes referencing any pending or contemplated special assessment
- The association's insurance appraisal
If any of those is missing, that is the answer. Use the seven-day CR-7 window as designed.
Where the split shows up on a map
The two-market pattern also shows up as a ZIP-level pattern.
34285 (Venice Island and near-island). In March 2026 this ZIP closed at a $650,000 median with a 19-day median days-on-market. Single-family inventory on the barrier island runs closer to a $750,000 median, per the March 2026 RASM data readout, because walkability, waterfront access, and finite land supply do the same work they have always done here.
34293 (South Venice, Wellen Park side). Under-$400,000 buyers still find detached homes here, mostly 1960s to 1980s ranches on quarter-acre lots. The South Venice Civic Association is optional and inexpensive, and membership includes the private boat ramp and beach ferry.
34292 (inland Venice). Median days on market was about 69 in March 2026, the slowest of the three. This is where price improvements and seller concessions actually surface.
Same city. Three different negotiation postures. A buyer using the citywide median as an anchor is roughly $250,000 off on the island and roughly $250,000 high in South Venice.
What this changes about how to write an offer
- Match the median to the property, not the city. Pull comparable sales for the specific ZIP, product type, and building age. The $417K Redfin number and the $355K six-month closed median from Resideline are both accurate and both wrong for most individual Venice homes.
- On a condo, treat the CR-7 window as a research phase, not a formality. Order the SIRS and the milestone report the day the contract is signed. If either is more than 12 months old or references pending Phase 2 work, that is a renegotiation, not a red flag to ignore.
- On a single-family home in 34285, expect single-digit days of exposure. Homes on the island are trading at 19-day median DOM and luxury single-family at 23 days. Pre-underwriting matters more than price flexibility.
- On a condo in an older Venice Island building, model both dues scenarios. Current dues and post-SIRS dues. A 27% jump on a $7,380 baseline is not academic.
- Ask about the roof, impact windows, flood zone, and the association's insurance appraisal before you ask about finishes. Venice participates in FEMA's Community Rating System at a class that delivers a 25% discount on NFIP flood premiums citywide, which changes the math on canal properties more than most buyers realize.

Does the SIRS rule apply to villas and townhomes?
The milestone inspection and SIRS requirements apply to condominium and cooperative buildings three or more habitable stories tall under Chapter 718. Most Venice villas and single-story townhomes fall under Chapter 720 HOA rules and are not directly subject to SIRS, though HOA reserve pressure is rising for its own reasons.
If a building is compliant, does that show up in price?
Compliant Venice buildings have been selling roughly 19 days faster than non-compliant peers per Local Life Homes' Q4 2025 analysis, and non-compliant buildings have shown temporary discounts in the 5% to 10% range that tend to recover once documentation is in hand.

Builders there have been running mortgage rate buydowns, closing-cost credits, and free upgrades through 2026, which puts downward pressure on nearby resale values in older Venice communities competing at similar price points.
