What's New in Downtown Wellen Park This Summer

For the first two years, Downtown Wellen was a weekend place. Residents drove in Friday for a concert on the Solis Hall stage, walked the Grand Lake trail on Saturday morning, and by Tuesday the sidewalks were quiet again. Phase II is quietly ending that pattern.

The 44,000 square feet coming online this spring and summer is not just more restaurants and boutiques. Read the tenant list carefully and a pattern shows up: a French patisserie for morning coffee, a Pilates studio for weekday workouts, an açaí café for lunch, a comfort-food kitchen for weeknight dinner, a wine bar tucked inside a retail shop for Wednesday at six. The mix is engineered to give residents a reason to walk downtown on a Tuesday, not just a Friday.

What Actually Opened This Spring

A few Phase II tenants are already trading. If you have not been down in a month, this is what you missed.

  • Seaside & Co. opened in May. It combines coastal-themed clothing and home décor with a wine bar and lounge, run by Keelie Bloom, who also owns Seaside Chic Boutique in Venice and Beach Daisy on Sanibel, with a partnership with wine brand DiBacco bringing a curated experience to its Gather wine bar.
  • Hudson Square Boutique is open with resort wear from Z SUPPLY and Kut from the Kloth. Founder Danielle MacConel opened her first boutique in Hopewell Junction, New York, in 2019 before relocating.
  • Club Pilates is trading its low-impact reformer classes. Co-owner Peter Kilkullin says the studio focuses on steady progress rather than intensity, with workouts designed to build strength and balance over time.
  • The Banyan House has been open since March and just added a daily happy hour. From 3 to 6 p.m. every day, cask wine, draft beer, and well drinks are $2 off, with a bar bites menu at $10 each beginning May 11, 2026.

What's Still Landing Before Fall

Four more tenants are on the Phase II runway with summer 2026 openings.

  • La Maison is a traditional French patisserie and brasserie-style bakery. It comes from Darel and Stephanie Albin, owners of Sassy Tarts Bakery in Englewood, offering freshly baked breads, croissants, pastries, and savory items throughout the day.
  • Agave Bandido brings tequila-focused cocktails and Mexican-inspired food. Wellen Park will be its fifth location and its fourth in Florida.
  • Grain & Berry, a health-focused café serving açaí bowls, toasts, vegan flatbreads, juices and smoothies, is opening as part of the regional chain's Florida expansion.
  • Easy Does It Comfort Kitchen is the third restaurant from Chef Spiros Stogiannis. Expect "monstah tots" (oversized loaded tater tots from Massachusetts designed to be shared with friends), smashburgers, fresh salads, and more feel-good dishes.

Beyond food and retail, Mattamy Homes is opening its Southwest Florida Division headquarters in Downtown Wellen, and The Wellmar Hotel, a Marriott Tribute Portfolio property with 120-plus rooms and a full-service rooftop bar, is planted for the same footprint. The rooftop bar will be the first of its kind inside the downtown core.

The Weeknight Layer Most Residents Still Miss

The Phase II tenant mix only makes sense if you look at the recurring weekly programming it plugs into. Here is the current cadence.

Night What's happening Where Time
Last Tuesday of the month Line Dancing Grand Lawn Evening
Second Thursday Wellen Park Night Market Downtown Wellen 6–9 p.m.
Third Thursday Dueling Pianos Solis Hall 6–9 p.m.
Friday Friday Night Live band Solis Hall stage 6–9 p.m.
Third Saturday Suncoast Humane Society dog meet-and-greet Ace Hardware, Wellen Park 11 a.m.–2 p.m.

Sources for the cadence: Dueling Pianos in Downtown Wellen Park runs on the third Thursday of the month, the Wellen Park Night Market brings together independent artists and makers, and Friday Night Live features a band on the Solis Hall stage from 6 to 9 p.m., with no RSVP required. The Ace Hardware detail comes from The Times at Wellen Park, which notes Suncoast Humane Society does a meet and greet with dogs and puppies at Ace Hardware in Wellen Park on the third Saturday of every month from 11 a.m. to 2 p.m.

The point is not the individual events. It's what they add up to when you overlay the new tenants: a resident can now start Tuesday at Club Pilates, grab lunch from Grain & Berry, meet a friend at the Gather wine bar inside Seaside & Co. on Wednesday, hit the Night Market on the second Thursday, and finish the week with Dueling Pianos or a Friday band, without ever leaving the district.

The August Days Worth Putting on the Fridge

A few specific dates for the next few weeks:

  1. August 11, 4 to 7 p.m. — The Clubs & Groups Open House at Solis Hall, where staff will be available to help residents register a club or group.
  2. August 11 — Music Bingo Night, part of the Solis Hall Summer Series.
  3. August 25 — Pickleball Dice Boardgame Tournament, also in the Solis Hall Summer Series.
  4. September 8 — Music Bingo returns, along with a September 22 Pickleball Dice tournament to close out the series.
  5. August 15, third Saturday — Suncoast Humane Society at Ace Hardware, 11 a.m. to 2 p.m.

The Solis Hall Summer Series runs every Monday and Tuesday through July, August, and September, with a diverse range of activities from hands-on workshops to wellness sessions and cultural programming, plus a special Friday Jazz Cabaret that is ticketed at $45 per person.

The Runway Into Fall

The programming does not slow after September. A few dates already on the community calendar:

The 3rd annual Oktoberfest returns as a family-friendly celebration, and the Spooktacular Halloween lands on October 30.

The Wellen Park Fine Art Festival is set for November 21 and 22 in Downtown Wellen Park, Saturday and Sunday 10 a.m. to 5 p.m., with free admission, and the outdoor gallery features original work in painting, sculpture, jewelry, photography, glass, ceramics, fiber art, mixed media, metalwork, and woodworking, with the artists on hand to talk technique. The Wellen Park Half Marathon & 5K returns as the community's signature race, with courses at both 13.1 miles and a 5K.

Why the Physical Design Matters

The reason all of this hangs together, rather than reading like a scattered event calendar, is the way Phase II was drawn.

The two mixed-use, two-story buildings span 44,000 square feet, were designed by New Orleans-based Trapolin-Peer Architects (who also designed the existing office building along Wellen Park Boulevard), and feature a signature tower and canopied patios for outdoor dining, with restaurants and retail on the ground floor and professional offices upstairs. That vertical mix, offices above restaurants, is what keeps foot traffic on the street during the middle of a Tuesday.

Around the buildings, a two-acre fenced dog park with agility equipment and open green space, plus shaded seating for pet parents, is planned to complement the existing 80-acre Grand Lake with its three-mile trail, The Landing fishing pier, and paddleboarding, kayaking, and fishing.

The Short Version, If You Only Do One Thing

If you have not been to Downtown Wellen in the last month, the fastest way to catch up is this: walk in on a Thursday between six and nine, hit the Night Market on the second Thursday of the month or Dueling Pianos on the third, and sit at the Banyan House bar for happy hour before either one. You will see the new signage on the Phase II buildings, meet neighbors you did not know lived three streets over, and get a sense for what the next six months look like.

Wellen Park is not becoming a different neighborhood. It is finishing the one that was promised. The interesting part is watching a downtown fill in around you in real time.

If you or a neighbor is thinking about what a Phase II Wellen Park means for a move, a sale, or just where to bring visiting family this fall, Stone & Coast Realty Group lives in this market and is glad to talk through it.
